  • Bolton Business Finance arranges property finance for limited companies, LLPs, trading businesses and property investors borrowing for business purposes.
  • We do not arrange residential mortgages, first time buyer mortgages, consumer buy to let or any loan to an individual secured on their own home. Where a limited company or LLP is the borrower, a director’s own home can be offered as security for business or property investment purposes.
  • If you are a sole trader or a partnership of two or three partners, speak to us first. Some lending to you may be regulated, and regulated lending is outside what we can arrange.

Which product fits your deal

The right product depends on how quickly you need the money, how long you need it for and how it will be repaid. Bridging is the fastest and most flexible but the most expensive per month. A commercial mortgage is the cheapest over time but the slowest to arrange. Development finance is the only one of the three built to fund construction in stages.

Development finance sits between the two. It is short term like a bridge, typically 12 to 24 months, but it is released in stages as a monitoring surveyor signs off the work, so you only pay interest on what has been drawn. How an enquiry runs

Every property finance enquiry we handle runs through the same five stages. Most of the elapsed time sits in valuation and legal work, not in getting terms.

  1. First call, where we establish what the property is, what you want to borrow and how the loan will be repaid
  2. Lender selection, where we go to the lenders on our panel who actually do this type of deal rather than all 135
  3. Indicative terms, usually back within 48 hours on bridging and a little longer on term lending
  4. Valuation and legals, instructed once you accept terms, which is where most of the time goes
  5. Completion and drawdown, with staged releases on development finance

What does a property finance broker do?

A property finance broker finds and arranges lending secured against property on behalf of the borrower. Bolton Business Finance works out which lenders on its 135+ panel will consider your deal, presents the case to them, negotiates terms and manages the process through valuation and legal work to completion. We are not a lender, so we work for you rather than for one bank’s product range.

What types of property finance can Bolton Business Finance arrange?

Bolton Business Finance arranges commercial mortgages, semi-commercial mortgages, bridging loans, auction finance, refurbishment bridging, land bridging, property development finance, development exit finance, buy to let mortgages for limited company and portfolio landlords, and holiday let mortgages. All of it is lending for business purposes to companies, LLPs, trading businesses and property investors.

Do you arrange residential or consumer mortgages?

No. Bolton Business Finance is not authorised by the Financial Conduct Authority and arranges business purpose property finance only. We do not arrange residential mortgages, first time buyer mortgages, consumer buy to let or any loan to an individual secured on their own home. A limited company or LLP can still offer a director’s home as security for business or property investment borrowing.

How much can I borrow with property finance?

As at September 2026, facility sizes across our lender panel run from £10,000 to over £200m. How much you can borrow on a given deal depends on the property value, the loan to value the lender will accept, and either the rent, the trading profit or the exit. Commercial property usually supports a lower loan to value than residential investment property.

What does a property finance broker charge?

Bolton Business Finance charges a £495 upfront fee on property secured deals and 1% of the loan on completion. The upfront fee covers packaging the case and approaching lenders. Lenders also charge their own arrangement, valuation and legal fees, and we set those out in writing before you commit to anything.

How quickly can property finance be arranged?

In our experience a bridging loan completes in two to four weeks on a clean case, and faster where the legal work is simple. A commercial mortgage usually takes three to six months from first enquiry to completion. Most of the time is taken by valuation and legal work, so instructing a solicitor early is the single biggest thing you can do to speed it up.
